So What Is A Loft Conversion

What is a loft or attic conversion really? Well it’s all about making much better use of your existing roof space. You are probably only using your loft as storage for your Christmas decorations. Am I right? Well why not convert that loft space into a stunning living space for you and your family.

Traditionally a loft conversion would consist of making the existing space beneath your roof into a small room. Often used as storage space or a small home office, or perhaps a place to build your train set. Whatever it was used for it was rarely done safely, was difficult to get in and out of and probably didn’t comply with building regulations. This means it added no extra value to the sale price of your home.

A loft conversion today can mean something very different. A conversion can mean a truly amazing living space you’ll want to be in, with a custom built staircase, lots of natural light and plenty of extra floor space and head height. Your attic is now something to be proud of.

Types Of Loft Conversions

You might have only one roof, but you have a lot of options:

Traditional – Convert within the existing roof space

Dormer – Place multiple or single extension to your existing roof space to increase usable floor space

Mansard – Very similar to a dormer, but more used on older style buildings.

Hip To Gable – This is where we convert an existing hipped roof, replace that section of the roof, and plus a gable end in creating space just like a dormer

Roof Lift – Where you need more space and your existing roof is not suitable for conversion we replace the entire roof structure

DIY or Partial – This could be any of the above, but where you want to complete part of the work. With this we complete the structural work and any additional tasks you do not want to tackle.

Planning Permission and Building Regulation

What is the difference and what does it mean for your loft conversion?

It is generally assumed that a form of permission is required for building work or alterations of properties. However, it may not always be clear how the planning and building regulations approval regimes differ.

Building regulations set standards for the design and construction of buildings to ensure the safety and health for people in or about those buildings. They also include requirements to ensure that fuel and power is conserved and facilities are provided for people, including those with disabilities, to access and move around inside buildings.

Planning permission seeks to guide the way our towns, cities and countryside develop. This includes the use of land & buildings, the appearance of buildings, landscaping considerations, highway access and the impact that the development will have on the general environment.

For many types of building work, separate permission under both regimes (separate processes) will be required. For other building work, such as internal alterations, buildings regulations approval will probably be needed, but planning permission may not be.
